How Many Rooms Am I Actually Paying For?

Across the industry, a “room” is not a room. It is an area with a size cap.

Stanley Steemer defines an area as any room up to 300 square feet, and counts baths, halls, staircases, and large walk in closets as separate areas. Some companies cap at 225 square feet, and anything larger counts as two.

So a $145 three room special can become six areas at the door. Nothing dishonest happened. You just were not told.

Does Carpet Cleaning Void or Protect My Warranty?

It protects it, but only if the method is right and you keep the receipt.

Different Medford Homes Need Different Approaches

The median construction year in Medford is 1984. That one number hides four very different jobs.

Built before 1980

Roughly half the housing stock, with 8.8 percent built before 1940. Hillcrest, older Laurelhurst, the streets off Barneburg Hill. Carpet here is usually on its second or third replacement. Expect subfloor movement, old tack strip, and near Bear Creek the occasional moisture history.

Built 1980 to 2009

The largest segment, with 15 percent of Medford homes built between 2000 and 2009 alone. Most carry nylon or polyester cut pile on its first or second cycle. The Almeda Fire destroyed much of Talent and Phoenix in September 2020. Rebuilt homes came online through 2022 and 2023. That carpet is now three to five years old, due its first professional clean, and has sat through several smoke seasons.

Olefin turns up in a lot of Medford rentals because it is cheap, and it does not respond like nylon. Berber loop pile and wool need different chemistry again. We identify the fiber at the walkthrough, because getting it wrong is how carpet gets damaged.

The October Phone Call

Every year the same call comes in the first cold week of October.
