Ashland Runs on a Calendar. So Does Our Work Here.

No other town in the valley has a year shaped this precisely, and it decides when carpet gets cleaned.

Late March to late October: festival season. The Oregon Shakespeare Festival opened its 91st season on 20 March 2026 and runs to 25 October, with ten plays in rotating repertory across three venues near Lithia Park. OSF draws close to 400,000 people a year, and Ashland’s short term rental stock fills behind it. For anyone running a rental, that is seven months of changeovers rather than tenancies. Different work, different timing.

Mid June and early September: student turnover. Southern Oregon University empties and refills, and every landlord in town needs the same fortnight. Book in May for June and in August for September. Leaving it to the week of handover means joining a queue.

Late October onward: the quiet window. The festival closes, students have settled, and the valley’s smoke season is over. This is the easiest month of the year to get an appointment in Ashland and the best time to deal with anything that has built up over summer.

Ashland Housing Is Older Than Medford’s

The median construction year in Ashland is 1979, and 12.4 percent of homes were built before 1940. Medford sits at 8.8 percent.

That difference shows up on the job. Around the Railroad District and the streets off East Main, we regularly find original fir flooring under carpet, tack strip that has been through three or four installations, and subfloors that flex.

Those homes tolerate less water than a 2005 build does, so we work drier and check moisture before we leave. Wool and hand knotted rugs also turn up in Ashland far more often than anywhere else in the valley, and those are a wash rather than a surface clean.

Ashland detached housing runs about 58 percent of stock, with attached homes at 13 percent, the highest share of duplexes and townhouses in the area. Shared wall properties change how we route hoses and where the truck parks.

Nearly Half of Ashland Rents

About 48 percent of occupied housing in Ashland is renter occupied. Medford runs closer to 44 percent, and Jackson County as a whole sits near 37 percent.

Southern Oregon University accounts for much of the difference, and it concentrates rental stock in the university district and the streets running off Siskiyou Boulevard.

Two practical consequences. Turnover cleaning is a bigger share of the work here than anywhere else we go. And a lot of Ashland carpet is on its fourth or fifth tenancy without a proper deep clean in between, which affects what is realistically recoverable.

House Rich, Budget Conscious

Median home value in Ashland runs around $583,800. Median household income sits near $68,600, which is slightly below Medford’s.

That combination is unusual and it is worth naming. Ashland has a large retiree population and a large student population, and both push the income figure down while property values stay high.

Ashland Water Is Not Medford Water

Ashland runs its own system. The primary source is Ashland Creek, collected at Reeder Reservoir and fed by snowmelt and rain off Mount Ashland. The TAP intertie brings Medford Water Commission supply in as a secondary source. Both are surface and snowmelt water.

If your carpet dulls after a cleaning here, minerals are almost never the cause. Grey carpet after a cleaning is usually detergent residue, wicking from the pad, or fiber wear.

Smoke Costs Ashland More Than Most Towns

Ashland sits at the south end of the valley, closest to the Siskiyous and just over the California line.

The clearest measure of what that means is not a carpet statistic. In one season, OSF cancelled 26 outdoor performances because of wildfire smoke and reported a two million dollar loss. That was more cancellations than the previous five seasons combined.
