How We Clean a Carpet

Seven Steps, in This Order, and One We Deliberately Leave Out

We did not invent the sequence. ANSI/IICRC S100 sets it, and that document is the reference the trade is measured against. Below is what happens on an actual job, the reason each stage exists, and the one stage we think this industry made up.

Why the Order Matters More Than the Machine

There is a version of this job that goes: arrive, spray, run a wand over it, leave. The carpet looks better for a fortnight and then looks worse than it did before anyone touched it.

That version is real and it is fast, which is why it is common. It is also mostly a sequencing failure rather than an equipment failure. The chemistry never got time to work, too much water went in, not enough came out, and nobody checked before leaving.

The steps below are not a marketing sequence. Each one exists because the step before it changed the conditions for the next.

Step 1

The Walkthrough

Before anything comes off the van.

We look at every carpeted area with you and identify four things: the fiber, the soiling pattern, anything that will not clean, and the price.

The soiling pattern decides the chemistry. Surface soil, traffic lane soil, and embedded soil are three different problems. Traffic lane soil has been compacted and oxidized over months and needs alkaline pre-spray with real dwell time. General surface soil needs far less than that.

Anything permanent gets identified now, not afterward. Bleach spots, dye damage, and stains previously treated with a supermarket product containing optical brighteners have chemically altered the fiber. Cleaning removes soil. It cannot reverse a chemical change.

On any job involving pets we run a UV lamp at this stage, because the contamination map is almost always larger than the visible stain.

Then you get the price, in writing, before any equipment moves.

Step 2

Dry Soil Removal

This is the step that decides the result, and it is the one most commonly skipped.

Testing cited in the S100 documentation breaks carpet soil down by type, and the dry fraction, meaning particulate, protein and cellulosic fiber, accounts for somewhere around three quarters of the total, in the region of 74 to 79 percent. Dry, all of that lifts out with a vacuum. Wet, almost none of it does.

Add water first and that soil gains weight, binds to the fiber, and becomes mud inside the pile. It also dilutes whatever chemistry comes next, so the pre-treatment ends up working on debris rather than on the soil that matters.

We vacuum thoroughly before the hose comes off the reel. In spring, when valley pollen loads are heavy, and in autumn after smoke season, this step does more work than anything else on the list.

Step 3

Fiber Identification and a Colorfastness Test

Chemistry has to match the carpet. Getting it wrong causes shrinkage, dye bleed, texture change, or a carpet that resoils within weeks.

Nylon

The most common fiber in Medford homes. Wide pH tolerance, handles alkaline pre-spray and an acid rinse, responds well to heat.

Polyester and PET

Low absorbency and good stain resistance, but oily soil bonds to the fiber surface rather than sitting in it. Common in newer Central Point, Phoenix, and Eagle Point construction. Takes lower temperature than nylon.

Olefin and polypropylene

Attracts oily soil more readily than other fibers and has a low melting point, so heat and over-agitation cause permanent texture change. Common in rentals and in loop pile berber.

Wool

A protein fiber and pH sensitive. Alkaline chemistry damages it and hot water felts it. Neutral pH, controlled temperature, and airflow underneath during drying. Turns up more often in older Ashland and Jacksonville homes than anywhere else in the valley.

The colorfastness test. On older carpet, heavily dyed fiber, or anything of unknown origin, we press a damp white cloth into a hidden area before applying anything. Dye transfer means the carpet will not take standard aqueous cleaning, and we change the method rather than finding out in your living room.

Step 4

Pre-Treatment

Most of the actual cleaning happens here rather than at the wand.

The principle is emulsification. A cleaning agent breaks the bond between soil and fiber and holds the soil in suspension so extraction can carry it away. That takes contact time, and it takes chemistry matched to the specific problem.

The S100 standard treats soil suspension as its own stage, separate from rinsing, and the reasoning is direct: chemistry applied to the carpet and then rinsed out cleans considerably better than the same chemistry mixed into a machine tank and sprayed through a wand.

Traffic lanes. Alkaline pre-conditioner on hallways, doorways, and the run in front of the sofa. Compacted oxidized soil does not release without it.

Pet urine. Enzyme goes down across every zone the UV lamp picked up, plus a margin, since urine travels through backing well beyond whatever is visible on the surface. The mechanism is biological rather than chemical: the enzyme digests uric acid crystals instead of covering them. Anything sold as an odor eliminator that lacks that action buys you time until the next time the carpet gets damp.

Wildfire smoke. Alkaline pre-treatment with extended dwell. This is why a carpet can smell clean the day it is done and smoky again a week later. The surface came off. The bonded particulate did not.

Spots, by type. Tannin stains from coffee, tea, and wine take an acid spotter. Protein stains from blood, egg, and dairy take enzyme and cold water only, because heat sets protein permanently. Grease takes solvent. The wrong product on the right stain sets it.

Step 5

Dwell Time

The waiting is the work.

Applying pre-treatment and extracting straight away is rinsing a pan before the washing up liquid has touched the grease. The product is on the fiber. It has not done anything yet.

Agitation during dwell. Most pre-treatments work considerably better with light mechanical agitation, a grooming brush drawn through the pile to move chemistry down to the base of the fiber where the soil actually sits. On traffic lanes it makes a visible difference.

This is also when the truck mount comes up to temperature and spotters get prepared for the pass after extraction. The wait is not idle time, but it is a wait, and shortening it is the easiest corner to cut in this trade.

Step 6

Hot Water Extraction

Hot water extraction is the method named in most carpet manufacturer warranty terms and the one the IICRC standard is written around for deep cleaning.

It is commonly called steam cleaning, which is inaccurate. The water is hot at the wand but it is not steam. True steam is vapor above 212 degrees and it is used on hard surfaces, not carpet.

Why a truck mount rather than a portable. A truck mount generates heat and vacuum independently of the house, so water temperature holds through a long job and recovery does not fade as a portable tank fills. Portables have their place, particularly where a hose cannot reach a floor, but on a residential job they tend to put down water they cannot fully pull back.

Mechanical action still matters at this stage. A wand on its own carries no brush and delivers close to zero physical agitation, so on carpet that needs it we work the pile rather than trusting water pressure to do the job by itself.

The rinse pass. After the cleaning pass we rinse. Pre-treatment left in the pile is what makes a carpet resoil quickly, so a properly rinsed carpet stays clean longer. The rinse is slightly acidic, which neutralizes residual alkalinity from the pre-treatment and leaves the fiber at a neutral pH.

That rinse pass adds time to the job. It is not optional and it is not an upsell.

Step 7

Drying and the Final Walkthrough

We do not consider the job finished when the wand stops.

Air movers on the areas that need them. Airflow reduces dry time more than heat does.

A moisture check before we pack up. Pile and backing both. A dry surface over a damp backing is how a carpet develops a musty smell three days later, and it is not something anyone can judge by touch.

Furniture blocks under wood legs so nothing stains from below while the carpet dries.

Then we walk every room with you. What came out, what did not and why, drying time, and where the fans are. Anything not right gets handled while the equipment is still in the driveway.

Expect a summer job to be walkable inside a few hours. Cold months roughly double that, and a shut up house doubles it again. Wool sits at the long end of the range regardless of season. If a carpet still feels damp the following morning, someone put in more water than the machine could take back out.

The Step We Do Not Do

Several operators in Southern Oregon run an eighth step: a mineral treatment or sequestering agent in the rinse water, sold as a fix for hard water in the Rogue Valley.

We leave it out, because the local water utilities publish figures that do not support it.

The Water Quality Association classifies anything below 3.5 grains per gallon as soft.

So what is actually turning carpet grey after a cleaning? Three things, and none of them are minerals.

Detergent residue. Pre-treatment that was never properly rinsed out. It stays slightly tacky, it attracts soil, and the carpet greys within weeks. This is the most common cause by a distance, and it is a workmanship problem rather than a water problem.

Wicking. Contamination in the backing or pad migrating up through the pile as the carpet dries. It looks like the cleaning failed. It usually means the source was never removed.

Fiber abrasion. Grit has physically scratched the yarn so it no longer reflects light evenly. This one is permanent and no product reverses it.

Three problems, three different responses. A mineral treatment addresses none of them, and adding one to a rinse tank does not make a badly rinsed carpet clean.

What Your Carpet Warranty Requires

Worth knowing, because most homeowners have no idea their warranty carries maintenance conditions.

Look at the paperwork and you will usually find a cleaning schedule written into it. Mohawk sets an 18 month interval and specifies CRI Seal of Approval products or equipment. Shaw wants the work done by an IICRC Certified Firm and asks for evidence that hot water extraction has been carried out periodically. Stainmaster’s interval runs to 24 months.

Stray outside those terms and fiber coverage can lapse. So keep the paperwork. Ours arrives dated and itemized after every visit.

What This Process Cannot Fix

The honest list, and all of it gets said at the walkthrough rather than after.

Permanent stains. Bleach, dye damage, some inks, and anything previously treated with a product containing optical brighteners has altered the fiber chemically. Cleaning removes soil, not chemical change.

Physically damaged pile. Crushed flat, cut, torn, or worn through to the backing. No method restores that.

Urine that reached the subfloor. Cleaning the carpet face reduces the smell. It does not end it when the source sits under the pad. That needs pad replacement and direct subfloor treatment, quoted separately. See our pet odor removal.

Active mold. That is remediation, a different discipline with different licensing. We will say so and we will not clean over it.

Questions About the Process

How long does a job take?

Allow a couple of hours for a typical house here, walkthrough and fan setup included. Heavy soiling or pet work stretches it, mostly because the chemistry needs longer on the fiber before extraction starts.

Should I vacuum before you arrive?

No need. Dry soil removal is stage two of our own process and we run commercial equipment for it. Getting small items off the floor is worth more to us than a pre-vacuum.

Why does my carpet look worse for an hour afterward?

Usually wicking. Soil in the backing migrates up as moisture moves through during drying. It normally settles as the carpet dries fully. If it does not, that is what the callback is for.

Is steam cleaning the same as hot water extraction?

In practice, yes. The name is inaccurate since the water is hot rather than vaporized, but a company advertising steam cleaning almost certainly means hot water extraction.

Can you clean in winter?

Yes. The truck heats its own water regardless of what the weather is doing. Drying is the only real difference, roughly double a summer job, so we plan fan placement around it.

How often should carpet be cleaned?

A year to eighteen months suits most households. Halve that where there are pets, small children, or anyone with allergies. Those intervals line up with what the manufacturers themselves write into warranty terms.

Do you use CRI approved products and equipment?

Yes, which is what several manufacturer warranties specifically require.

What if a stain comes back?

Call within the callback window and the same technician returns at no charge. That does not apply to stains identified as permanent at the walkthrough, which is why we identify them at the walkthrough.

Do you move furniture?

Yes, standard pieces, at no extra charge. What we do and do not move is set out on the residential carpet cleaning page.
