A lot of the replacement carpet we come across in Phoenix is builder grade polyester or PET in pale neutral colors. Sensible choice for new construction, and it has one predictable behavior.
It shows body oils and traffic film far earlier than darker nylon does.
So a four year old carpet can look worn out while the fiber underneath is still in good condition, with the soil sitting on the surface where it can be removed.
