New carpet looks fine for a long while, and that is exactly the problem.
Manufacturers generally want the first professional clean at twelve to eighteen months, before soil has worked past the surface. Wait three or four years and the grit that has been walked in has already started cutting the fiber, and no cleaning reverses that.
Talent rebuilt fast. City figures put around 350 certificates of occupancy issued since 2020, with roughly 385 rebuilds complete or underway. Most of that housing came online between 2021 and 2024.

Talent carries a higher share of renters than Phoenix or Central Point, and much of the multi family and lower cost housing that burned has been replaced with new multi family stock.

Carpet age has little bearing on whether it picks up particulate. What changes is that nobody goes looking in a newer house, because the rest of it still looks and smells new.
